- Lead and coordinate all MEP defect inspections during the construction and commissioning phases.
- Develop, maintain, and regularly update the MEP defect register, ensuring clear status tracking, priorities, and closure targets.
- Classify defects by severity, system, and impact on safety, performance, and schedule.
- Review and verify contractor defect rectification proposals, ensuring completeness and compliance with specifications.
- Supervise and coordinate MEP subcontractors’ repair and rework activities on-site to ensure timely and high-quality closure of all punch list items.
- Witness and verify re-testing and re-commissioning of affected systems after defect rectification.
- Ensure all MEP defect rectification complies with approved drawings, specifications, industry standards, and client requirements.
- Conduct random quality checks on completed works to identify potential defects early and prevent recurrence.
- Support internal and third-party audits related to MEP quality and defect closure.
- Act as the primary liaison between the construction team, MEP subcontractors, consultants, and the client on all MEP defect matters.
- Participate in regular progress, quality, and defect review meetings with the project team and client representatives.
- Provide clear and timely reporting to management on defect trends, progress, and potential risks.
- Ensure all defect reports, inspection records, test results, and as-built updates are accurately documented and filed.
- Support the preparation of final MEP handover documentation, including O&M manuals and warranties.
- Verify that all punch list items are fully resolved and formally closed out prior to project handover.
- Analyze root causes of recurring MEP defects and recommend preventive actions to improve construction quality.
- Provide feedback to the design and construction teams to address systemic issues and optimize future project delivery.
- Education:​ Bachelor’s degree in Mechanical, Electrical, or Building Services Engineering (or related field).
- Experience:
- Minimum 8–10 years​ of experience in MEP construction, with at least 5 years​ in a leadership role focused on defect management or quality assurance.
- Proven track record managing MEP defects on large-scale data center or mission-critical facility projects.
- Experience working on projects in Malaysia or the Southeast Asia region is highly preferred.
- Technical Knowledge:
- In-depth understanding of MEP systems, including HVAC, electrical distribution, UPS, generators, fire protection, plumbing, and BMS/ELV.
- Familiarity with relevant codes, standards, and best practices in data center construction.
- Certifications (Preferred):
- Certified Quality Manager (CQM), Certified Construction Quality Manager (CCQM), or equivalent.
- LEED AP, CDCP, or other relevant certifications are advantageous.
