- Prepare Necessary Leasing Documents: Create and finalize leasing documents such as lease agreements, addendums, and amendments, ensuring accuracy and compliance with legal and company standards.
- Review Leases: Review leases prepared by landlords to ensure they adhere to company lease terms and conditions, negotiate adjustments when necessary, and seek approval from the Leasing Manager.
- Deposit and Document Collection: Collect deposits, financial statements, insurance certificates, and other required documents from tenants in accordance with leasing agreements and company policies.
- Prospect Follow-Up: Follow up with prospective tenants to provide additional information, address inquiries, and guide them through the leasing process, maintaining regular communication to nurture leads.
- Tenant Relationship Management: Establish and maintain strong relationships with tenants by providing personalized service, addressing their concerns, and proactively addressing any issues that arise during their lease term.
- Strategy Support: Assist the Leasing Manager in developing leasing strategies tailored to the retail market and the specific needs of the property, including tenant mix optimization and occupancy goals.
- Database Management: Help build and maintain a comprehensive database of prospective tenants, including contact information, leasing history, preferences, and market trends, to support leasing activities and decision-making.
- Trade Mix Development: Collaborate with the leasing team to analyze market trends, competitor offerings, and consumer preferences to develop and refine the retail trade mix, ensuring a diverse and appealing tenant lineup.
- Market Knowledge: Stay informed about the retail market status, including vacancy rates, rental trends, new developments, and competitor activities, to identify opportunities and adjust leasing strategies accordingly.
- Presentation and Negotiation: Conduct presentations to prospective tenants, arrange site visits, negotiate lease terms and conditions, and facilitate lease signings to secure new leases and renewals and maximize occupancy.
