Lead and grow the company’s investment property portfolio by maximising asset value, occupancy, and rental income. This role covers investment property strategy, tenancy and leasing, revenue and credit control, and team leadership to support long‑term business growth.Key Responsibilities1. Investment Property Strategy & Asset Value
- Develop and implement strategies to improve rental yield, occupancy, and tenant mix across the investment property portfolio.
- Lead asset enhancement, rejuvenation, and repurposing initiatives to keep properties competitive.
- Monitor market trends, rental benchmarks, and economic conditions to guide pricing and investment decisions.
- Recommend portfolio optimisation options such as reinvestment, joint ventures, and diversification.
- Ensure ownership structures, agreements, and arrangements protect the company’s interests.
- Oversee statutory and tax compliance for redevelopment, reinvestment, or divestment exercises.
- Work with external valuers to ensure asset values are aligned with market benchmarks.
- Oversee the full tenancy lifecycle: marketing, negotiation, documentation, handover, occupancy, renewals, and exits.
- Achieve targeted occupancy and rental income while maintaining an appropriate tenant mix.
- Ensure properties are commercially viable, properly managed, and meet regulatory requirements.
- Build strong relationships with tenants to improve satisfaction, retention, and reputation.
- Support pre‑tenancy activities including lease terms negotiation, tenant fit‑out coordination, and property promotion.
- Ensure tenancy operations comply with relevant regulations, incentives, and internal policies.
- Continuously review market rental rates and terms to keep the portfolio competitive.
- Lead leasing and marketing plans to attract and retain quality tenants aligned with the property positioning.
- Oversee space planning, pricing strategy, and proposal preparation for prospective tenants.
- Work with internal marketing/communications teams to develop marketing materials, campaigns, and events to promote the properties.
- Develop and implement revenue management and credit control strategies to protect cash flow and manage credit risk.
- Set and monitor KPIs for billing, collection, and debt recovery to reduce arrears.
- Formulate and execute debt recovery plans and ensure adequate security coverage for tenant exposures.
- Monitor Expected Credit Loss (ECL) and put in place risk mitigation measures where needed.
- Provide regular reports on rental performance, arrears, and cash flow to senior management.
- Ensure compliance with financial governance, audit standards, and revenue recognition policies.
- Maintain close communication with tenants, internal stakeholders, and finance on collection and outstanding accounts.
- Put in place early warning indicators and controls to detect and manage potential credit issues.
- Build, lead, and develop a high‑performing property management team.
- Set clear goals and KPIs, review performance, and drive continuous improvement.
- Promote a culture of accountability, collaboration, and problem‑solving within the team.
- Undertake any other assignments or projects related to property investment and management as required by the company.
- Degree in Real Estate, Property Management, Finance, Business, or a related field.
- Postgraduate qualification and/or relevant professional certification in real estate or asset management is an added advantage.
- At least 12 years’ experience in property investment, property management, leasing, or facilities management.
- Minimum 5 years in a senior or leadership role managing income‑producing properties.
- Proven track record in improving asset performance (occupancy, yield, tenant mix, or valuation).
- Strong understanding of commercial leasing, tenancy law, and property market dynamics.
- Experience in revenue management, credit control, and dealing with arrears and debt recovery.
- Strong strategic and commercial thinking with a clear focus on results.
- Solid financial literacy, including understanding of rental income, yields, and basic investment metrics.
- Good stakeholder management and negotiation skills (tenants, partners, authorities, and internal teams).
- Able to analyse market data and translate it into practical leasing and asset strategies.
- Hands‑on, solutions‑oriented, and comfortable making decisions with imperfect information.
- Strong leadership, people management, and communication skills.
- Managing performance of a sizeable investment property portfolio in a changing property market.
- Navigating regulatory and statutory requirements related to property, tenancy, and redevelopment.
