- Lead the full project lifecycle, from initial concept development through to post-launch performance evaluation
- Establish project positioning, identify target market segments, and define clear unique selling propositions (USPs)
- Formulate comprehensive business plans encompassing pricing strategies, sales forecasts, and go-to-market approaches
- Integrate up-to-date market insights and regulatory requirements into overall planning and decision-making
- Serve as a key commercial representative in product development to ensure optimal product-market alignment
- Work closely with architects and consultants on unit layouts, mix planning, and overall design direction
- Oversee design review processes, ensuring practicality, alignment with buyer preferences, and clear market differentiation
- Ensure all designs adhere to relevant planning regulations, building standards, and market expectations
- Lead and actively contribute to market research initiatives, competitor benchmarking, and project feasibility assessments
- Monitor supply-demand trends, pricing movements, and evolving buyer sentiment
- Convert market insights into actionable strategies to optimize product positioning, pricing, and marketing effectiveness
- Develop and implement end-to-end go-to-market strategies across the entire project lifecycle
- Ensure alignment between marketing efforts, sales funnel performance, and inventory absorption
- Oversee and manage multi-channel campaigns, including digital platforms, on-ground activations, and agency partnerships
- Take a hands-on role in both the development and execution of digital marketing strategies, beyond a purely supervisory capacity
- Oversee performance marketing channels (Meta, Google, property portals) with a strong focus on lead quality and cost efficiency
- Evaluate campaign performance, continuously optimize marketing funnels, and enhance conversion rates
- Drive the implementation of marketing automation, CRM integration, and data tracking to support informed decision-making
- Prepare reliable sales forecasts and project absorption rates
- Develop unit release strategies and structured pricing tiers
- Maximize revenue through dynamic pricing models and targeted promotional initiatives
- Oversee and manage marketing budgets throughout the project lifecycle
- Ensure optimal resource allocation with clear tracking and measurement of return on investment (ROI)
- Oversee and coordinate property agencies, internal sales teams, and channel partners
- Design and implement incentive schemes while expanding both local and international sales channels
- Ensure all sales and marketing activities adhere to Malaysian property laws and regulations, including the Housing Development (Control and Licensing) Act 1966 (HDA), Strata Management Act, Real Property Gains Tax (RPGT), and Advertising Permit & Developer’s License requirements
- Collaborate closely with Legal and Compliance teams to maintain full regulatory adherence
- Provide strategic input to product and planning teams to ensure developments meet all statutory and regulatory standards
- Work collaboratively with Project, Design, Finance, Legal, and Customer Service teams to ensure seamless execution
- Align product development, pricing strategies, and launch plans with construction progress and approval timelines
- Build, lead, and inspire a high-performing, market-focused team
- Promote a culture of strategic planning, accountability, and continuous innovation
- Strengthen team capabilities in digital marketing, data analytics, and strategic execution
- Bachelor’s degree in Real Estate, Property Management, Business Studies, or a related discipline
- Registration as a valuer or real estate agent with BOVAEP is an added advantage, though not mandatory
- Minimum of 15 years’ experience in property development sales and marketing, preferably with established developers
- Demonstrated track record of successful project launches and strong sales achievements
- Extensive experience in collaborating on product development and participating in design review processes
- Strong understanding of Malaysian property market dynamics and trends
- Comprehensive knowledge of relevant property laws and regulatory requirements
- Hands-on experience with digital marketing, analytics tools, and CRM platforms
- Excellent leadership capabilities, with strong analytical and strategic thinking skills
