- Develop and implement integrated marketing strategies in line with project launch schedules and revenue objectives
- Define project positioning, unique selling propositions (USP), target audience segmentation, and pricing strategy in collaboration with Management
- Establish and sustain strong brand positioning across all developments
- Plan and manage annual marketing budgets to ensure maximum return on investment (ROI)
- Conduct market research and competitor analysis to support product development and pricing decisions
- Develop comprehensive marketing plans and strategies (including marketing collaterals, sales applications, pricing strategy, A&P budgets, timelines, sales documentation, launch events, sales gallery setup, and international property exhibitions) to drive successful project sales
- Oversee and manage appointed creative agencies, scale model vendors, end financiers, property agents, and other external partners as required
- Lead digital marketing initiatives while monitoring and analysing campaign performance metrics such as cost per lead (CPL) and conversion rates
- Initiate co-branding and data-sharing strategies to leverage the strengths and resources of both the company and its partners for mutually beneficial opportunities
- Conduct marketing audits to evaluate the overall effectiveness of project launch campaigns and prepare weekly and monthly reports for Management
- Identify, engage, and deliver briefings or presentations to potential property agents (both local and international) to support their sales efforts
- Support and participate in sales presentations to clients when required
- Ensure projects are approved for end-financing empanelment with adequate loan margins
- Demonstrate strong knowledge in handling matters related to KPKT, Bumiputera release, and LPHS, while maintaining good relationships with relevant authorities
- Perform any other duties or responsibilities as assigned by Management from time to time
- At least 8 years of progressive experience in sales and marketing within the real estate or property development sector
- Proven track record of leading high-performing sales and marketing teams to achieve ambitious targets
- Demonstrated ability to design and execute effective marketing campaigns across both traditional and digital platforms
- Strong communication and negotiation skills, with the ability to engage a wide range of stakeholders
- Analytical mindset with the ability to interpret market data and make well-informed, data-driven decisions
- A tertiary qualification in marketing, business, or a related discipline
- Familiarity with the Malaysian property market and its regulatory framework
